This database covers 129 municipalities across British Columbia, with 98,350 zone definitions extracted from official bylaw documents. 35,614 zones include parsed development rules (height limits, setbacks, lot sizes). Data is sourced from publicly available municipal zoning bylaws and updated periodically.

What zoning data is included?
Each municipality page lists zone codes, zone names, categories (residential, commercial, industrial, agricultural, etc.), maximum building height, floor area ratio (FAR), front/rear/side setbacks, minimum lot size, and links to the official bylaw PDF. We currently cover 129 BC municipalities with 98,350 zone definitions.
How current is this data?
Zoning data is extracted directly from official municipal bylaw PDFs using automated tools. Development rules are cross-referenced against the source documents. However, bylaws are amended regularly. Always confirm current regulations with the municipality before making development decisions.
What do the setback numbers mean?
Setbacks are the minimum distance (in meters) that a building must be set back from the property line. Front setback is from the front lot line (usually facing the road), rear setback from the back, and side setback from either side. These vary by zone and sometimes by lot size or building type.
What is FAR (Floor Area Ratio)?
Floor Area Ratio is the total floor area of a building divided by the lot area. A FAR of 0.5 on a 1,000 m² lot means you can build up to 500 m² of floor space. Higher FAR allows denser development. Not all municipalities use FAR in their bylaws.
Can I build a secondary suite?
Secondary suite eligibility depends on your zone, lot size, and the municipality's bylaws. Where available, our database indicates whether secondary suites are permitted in each zone. Many BC municipalities have expanded suite permissions in recent years, so check the current bylaw for the latest rules.
