Your report's Vegetation & Forest Cover section tells you what you're dealing with:

Crown closure 60%+ = Heavy. Under 30% = Light. Most BC rural lots are 40-70%.
Stand height 20m+ with volume over 200 m3/ha = large timber, expect higher costs
Leading species matters: cedar/fir are heavier and harder to clear than alder/birch
Terrain section slope % tells you equipment difficulty
